Does Buying a House in Ireland Let You Live There?

Sharing is caring!

No. You can buy a home in Ireland even if you do not live there, but owning a property does not automatically give you the right to live in Ireland.

Buying and living are two separate things

This is a common myth among Americans planning a move. The house and the permission are separate questions, and Ireland’s Citizens Information service says so plainly.

So you can own the cottage. Whether you can stay in it all year depends on your immigration permission, not on the deed. For the full rundown of rules, documents, and common mistakes, see Can You Live in Ireland If You Buy a House?

How long you can stay as a visitor

As a United States citizen, you do not need a visa to land in Ireland. An immigration officer at the airport can give you visitor permission for a maximum of 3 months.

It can be for a shorter period, and the officer can refuse entry.

To live in Ireland for more than 90 days, you need a permission to remain, and you must register it. In most cases, you cannot change your reason for being in Ireland after you have entered.

What does let a retiree live there

For an American retiree with no Irish, European, or British passport, the permission is called Stamp 0. Its conditions are about your finances and your insurance, not about owning property:

  • An individual income of €50,000 per year
  • Access to a lump sum of money to cover any sudden major expenses
  • Private medical insurance with full cover in private hospitals

You must apply for Stamp 0 before arriving in Ireland. You cannot arrive as a visitor and then apply.

Where the confusion may come from

The official pages give no figure in euros for the lump sum. The immigration service says it should be equal to, for example, the price of a residential dwelling in the State.

That is an example of the size of the savings, not an instruction to buy a home. The rule is about money you have access to.

Routes that do not depend on property

Many Americans with Irish family never need Stamp 0 at all:

  • If you have a grandparent born in Ireland, you may be able to become an Irish citizen by registering on the Foreign Births Register. Irish citizens can live in Ireland without any conditions.
  • The spouse of an Irish citizen receives a Stamp 4, though that is not automatic.
  • The spouse of a European Union citizen applies, once in Ireland, for a residence card as a family member.

In short

  • You can buy a home in Ireland without living there.
  • Owning it does not automatically give you the right to live in Ireland.
  • As a visitor, the maximum is 3 months.
  • To stay longer, you need a permission to remain, such as Stamp 0, applied for before you move.

Rules change, so read the official pages before you buy or apply.
